Activities in this district are often large space <br />users which may include limited amounts of outdoor sales or outdoor operations. <br />Developments within the CB District shall be coordinated to facilitate vehicular and <br />pedestrian access from nearby residential districts. <br />Site Plan Description: <br />The site contains and 19,200 square foot building used as an event center. The preliminary <br />site plan shows the addition of a paved parking lot with 110 spaces to serve the associated <br />use. Interior off - street parking landscaping is provided throughout the parking lot. The <br />proposed screening to the south of the site, along the alley, includes a 6' heigh landscape <br />screening fence. The remainder of the site is enclosed with a 6' chain link fence. <br />Zoning and Land Use History And Trends: <br />This site has been zoned GI General Indsutrial <br />Traffic and Transportation Considerations: <br />Goodsoon Court and Hoke Street have 2 lanes.
