Staff Report <br />APC # <br />Owner: <br />Location: <br />Jurisdiction: <br />Public Hearing Date <br />Requested Action: <br />2803 -16 <br />Alro Steel Corporation <br />at a 20 acre tract of land <br />Filed In Clark's Office §. <br />DUC 2 201 <br />KAREDAA H FOWLER <br />CITY CLERK, ISO UTH SEND, IN <br />approximately 1,200 feet south of Brick Road <br />City of South Bend <br />12/20/2016 <br />12/9/2016 <br />The petitioner is requesting a zone change from LI Light Industrial District to GB General <br />Business District. <br />Land Uses and Zoning: <br />On site: On site is vacant land zoned LI Light Industrial District. <br />North: To the north is a Civil City of South Bend retention basin and a billboard <br />zoned LI Light Industrial District. <br />East: To the east across Ameritech Drive is a hotel zoned CB Community <br />Business District and industrial buildings and vacant land zoned LI Light <br />Industrial. <br />South: To the south is a building zoned LI Light Industrial and across the Indiana <br />Toll Road. <br />West: To the west across the St. Joseph Valley Parkway are several businesses <br />zoned LI Light Industrial. <br />District Uses and Development Standards: <br />The GB General Business District is established to provide a location for those retail sales <br />and service functions whose operations are typically characterized by: outdoor display or <br />sales of merchandise; major repair of motor vehicles; commercial amusement and <br />recreational activities; or, activities or operations conducted in structures which are not <br />completely enclosed. The types of uses found in the GB District are often brightly lighted <br />and noisy. Permitted uses contained in this district are such that this district may be used to <br />form a grouping of similar uses along certain portions of major commercial thoroughfares. <br />Special attention should be paid to buffering whenever this district is located adjacent to <br />any residential district or residential uses. <br />Site Plan Description: <br />A 72,000 square foot truck sales and service building is proposed along with a 118 space <br />parking lot. <br />Zoning and Land Use History And Trends: <br />This site has been zoned Light Industrial since 1979. <br />Traffic and Transportation Considerations: <br />Ameritech Drive and Business Center Drive have two lanes each. <br />Utilities: <br />APC # 2803 -16 Page 1 of 3 <br />
