Earlier, there had been a change order for $78,000.00. This current
Change Order represents a 22% increase over the original price and consists of over 100 items that
were encountered as the finishing was being completed. Many small reworkings, adjustments, and
recuttings needed to be performed to finalize this project that were never anticipated. Because of the
age of the building and the new refurbishings being installed or added to the project, many things had
to be slightly adjusted or redone to work. The attachment as submitted details over 100 items along
with the cost of each job that had to be completed. Most of the jobs were not large, but added
tremendously to the cost and this could not be foreseen. Although it is over the 20% allowed by law,
this was unforeseeable. Upon a motion made by Mr. Inks, seconded by Ms. Roemer and carried, the
Change Order was approved.
APPROVE CHANGE ORDER - MORRIS PERFORMING ARTS CENTER - GIBSON LEWIS -
PROJECT NO.98-25
Mr. Gilot advised that Mr. Toy Villa, Construction Manager, has submitted Change Order No. 001
on behalf of Gibson -Lewis, 1001 West 111h Street, Mishawaka, Indiana indicating that the Contract
amount be increased $202,700.00 for a new Contract sum including this Change Order in the amount
of $681,075.00. This Change Order represents an increase of42.37%. This particular contract was
for replastering, drywalling and acoustical work. The original estimate was completely different from
the final work. The original contract called for repair or replacement of areas of roofing and
ornamental plaster work damaged by water leakage. However, after the work was begun, extensive
damage to joists, the support areas and the plastered chicken wire facades was discovered. It was
necessary to replace these areas because the rotted and damaged areas would not support the
necessary drywall and plaster. Most of the areas that were to be reworked exceeded original
estimates by 2 to 5 times due to the unanticipated damage to the underlying supports. In addition,
much of the existing drywall was not flat. Due to the intricacies, original estimates were well below
the costs of replacement. Since all of the damage was unforeseen and could not have been
determined until the actual work began, this increase is over the 20% cap and should be approved.
1
E
