Tiny and Modular Homes
Tiny and modular homes are allowed in many parts of South Bend. Before you build one,
here’s what you need to know.
What is a Tiny Home?
What is a Modular Home?
“Tiny home” is a term that refers to homes
that are, well, tiny! They can be one
or multiple stories and are sometimes
constructed off-site.
A modular home is a home that is built
partially or fully off-site and then brought
to the property instead of being fully
constructed on-site. Modular homes are
sometimes “tiny” but don’t have to be!
Where Can I Put a Tiny or Modular Home?
Depending on the number of housing units
in the building, tiny and modular homes
are allowed as the primary building in
all Suburban (S1/S2) and Urban (U1/U2/
U3/UF) zoning districts. Besides meeting
standard zoning rules, all they need is a
permanent foundation and connection to
city utilities.
Tiny and modular homes can even go on a lot where there’s already a building in any
zoning district! This makes it an ancillary dwelling unit. In this case, the living space can
be no more than 800 sq. ft., and the building can only have one unit.
