DIVISION 4 — TIF SUBMISSION SCOPE FRAMING, ROOFING, WINDOWS AND EXTERIOR DOORS Project The Row at Ward — Phase 1.1 Project No. / Location 126-051 — 906 Portage Avenue, South Bend, Indiana 46616 Included Structures Main Homes 1–6 and all associated Phase 1.1 ADUs shown in the incorporated drawings Quote Deadline October 13, 2026, 9:00 A.M. EDT — BPWbids@southbendin.gov Working Completion May 1, 2027, subject to City approval CONTROLLING DOCUMENTS City procurement documents, this Division Scope, issued addenda, incorporated Row at Ward drawings and approved submittals. The drawings control exact products, dimensions, measurements, quantities, locations, colors, finishes, accessories and schedules. SCOPE OF WORK •Provide structural framing, framing materials, complete shingle roofing, windows and exterior doors for Phase 1.1 Main Homes 1–6 and allassociated Phase 1.1 ADUs. •Complete floors, walls, roofs, stairs, landings, porches, blocking, backing, sheathing, subflooring, trusses, engineered wood, connectors, anchors and fasteners shown in the drawings. •Furnish and install the complete drawing-specified TAMKO architectural-shingle roofing system, including deck preparation, underlayment, ice-and-water protection, flashing, starter, field and ridge shingles, ventilation and accessories. •Furnish and install the drawing-specified Andersen windows with required anchorage, shimming, flashing, air/water sealing, insulation,hardware, screens and accessories. •Furnish and install exterior doors, frames, thresholds, weatherstripping, glazing, scheduled hardware, flashing, sealing, anchorage and insulation shown in the drawings. QUALITY, COORDINATION AND TURNOVER •The drawings control framing sizes and grades and all roofing, window and door products, models, sizes, measurements, locations, finishes, colors, glazing, hardware and schedules. •Verify foundations, anchors, bearing surfaces and openings before work. Coordinate blocking, penetrations and enclosure transitions withplumbing, later MEP and siding trades. •Maintain temporary bracing and weather protection; obtain framing inspections and provide a structurally complete, weather-tight turnover. •Correct leaks, water-entry defects, damaged components, operating deficiencies and incomplete seals before turnover; provide warranties and closeout records. EXCLUSIONS / BOUNDARIES •LP SmartSide materials are furnished under Division 2. Siding, trim and soffit installation is excluded from this Division. •Later mechanical, electrical, above-slab plumbing, insulation, drywall and interior finishes are excluded unless added in writing. COMPLETE RESPONSIBILITY: Unless expressly excluded, the bidder shall include supervision, labor, materials, equipment, tools, delivery, protection, coordination, testing, cleanup and closeout necessary for a complete division scope.
