It is situated on a brick foundation. The exterior walls are clapboard siding with corner boards, and the roof is of asphalt shingles. There is a full width porch across the front with wood flooring. The windows are mostly wood 1/1 double hung throughout, iwth an oval hall window on the south, an arched window in porch, and a fanlight in the front gable. In the aftermath of a fire several years ago, some of the original windows in the upper story were replaced. DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: 1) Replace and repair fire damaged rafters and install a new asphalt shingle roof (CertainTeed Landmark shingles). Installation of new K-style aluminum gutters (existing gutters are K-style). [Administratively Approved 2025-0513-1]. 2) Add a gabled dormer on the southwest face of the roof. The window within the dormer would be a Marvin aluminum-clad wood window, siding would be wood to match existing siding, and dormer roof would be asphalt shingle to match the rest. 3) Replace 3 non-original windows (see pictures) with Marvin 1/1 aluminum-clad wood windows. Windows to be framed to match existing window trim elsewhere on the home. STANDARDS AND GUIDELINES: Windows: Pages 29-32. Additions (Rooftop Additions): 36-37. SITE VISIT REPORT: N/A STAFF RECOMMENDATION: The rooftop addition as proposed is on the rear side roof slope, thus minimiz- ing its impact. The gabled dormer is appropriate in location, placement, and massing for the rest of the house. The materials will be sympathetic to the rest of the home and neighborhood. The windows proposed to be replaced are not original to the home, are not operable, and were likely replaced in the aftermath of a previous fire. Alumi- num-clad wood is appropriate in this instance. Based on the information provided prior to this public hearing, Staff makes a FAVORABLE RECOMMENDATION. Thanks. The window in the dormer is one of the ones in the quote. I believe they are all about the same size. Yes, all the windows are aluminum clad on the outside, to help with durability. They will be painted to match the rest of the house. We have similar windows which were installed on the first floor in the kitchen and bathroom, which replaced unsuitable windows which were installed by the prior tenant. We are looking to replace the attic windows on the sides and back of the house. The windows which are currently there are not original windows and are not functional. They were probably replaced by the previous owner without commission approval. The two side windows (circled in red) do not open. The back window opens outward to the back of the house and presents a hazard since there is a drop to the porch roof. It is also not original, since that entire back side was damaged by fire. Attached are the photos of the windows. Please let me know if you need anything else.
