I{UERTE CONCRETE, INC. <br />The petition of Kuect Concrete, h1C. seeking a Special Exception to allow parking within MU-Mixed Use to <br />serve properly in "CB" Cotntnutlity Business; a Special Exception to allow a parking lot to be off-site parking <br />for "CB" Community Business; and a variance from the required 20' setback to 5' along Terrace Avenue and <br />Lincolnway West, on property located at 3003 Lincolnway West. This property is zoned "MU" Mixed Use. <br />MR. BERNIE FEENEY: Lang, Feeney & Associates, 715 S. Michigan St., South Bend. I'm here this <br />afternoon on behalf of Kuert Concrete. They ace the contingent purchasers on property formally known as <br />Mr. Moo's restaurant located at both the northeast and northwest corners of Terrace Ave. and Lincolnway <br />West. The physically struchu-e that Kuert Concrete is purchasing is located at the northwest corner and is the <br />corner restaurant lalown as Mr. Moo's. This particular piece of property will currently be used under their <br />current vision for that building as part of a retail facility where they will offer items for sale as well as office <br />space for their operations. As part of the sale of the parking lot on the east side of Terrace Ave. will be used <br />for parking. So consequently we are asking for a variance to allow off site parking, however in discussing this <br />with Area Plau and the Building Department we were informed that we needed the variance to allow parking <br />in the Mixed Use district to serve the Community Business zoning. So we are asking for that as well That is <br />the sum and substance of the entire variance and if you have any questions I'd be happy to answer them. <br />MR.
