PUD District Redraft Rev. 7/9 <br />1. The language in the INTENT section has been simplified and strengthened: <br />FROM THIS: The Planned Unit Development (PUD) District is designed and intended to: encourage <br />creativity and innovation in the design of developments; provide for more efficient use of land; permit special <br />consideration of property with outstanding natural or topographical features; facilitate use of the most <br />appropriate construction techniques in the development of land; and, provide for any individual land use not <br />otherwise specified elsewhere in this Ordinance. The PUD District encourages imaginative uses of open space, <br />promotes high standards in design and construction, and furthers the purposes of the Comprehensive Plan. <br />TO THIS: <br />(1) Establish a compatible and efficient mix of land uses and open space; <br />(2) Ensure compatibility with the Comprehensive Plan, surrounding developments and future development <br />needs; <br />(3) Establish a creative approach in building design through architectural compatibility with adjacent <br />buildings, general neighborhood design or by creating a unique style; <br />(4) Achieve flexibility and provide incentives for development that will sustain a wider range of choice in <br />satisfying the changing needs of the community; and <br />(5) Provide for any individual land or a combination of land uses not otherwise specified elsewhere in this <br />Ordinance. <br />ALSO: <br />• The PUD District is not intended for the development of residential subdivisions or uses which are <br />provided for as a matter of right within any district of this Ordinance. <br />• The need for variances shall not be justification for applying for a PUD District, nor shall a PUD be <br />requested in lieu of a Special Exception Use. <br />2. Removed the Area Requirement. <br />3. Added a requirement that the Concept Plan be filed at least two weeks prior to the filing of a PUD District <br />ordinance. There is no set timetable in the current ordinance. <br />4. Re- structured submittal requirements for the Concept Plan, Preliminary Plan and Secondary Approval. <br />5. Preliminary Plan now has two components: <br />i. The Ordinance which provides all of the development standards formatted as a "report "; <br />ii. A site plan. <br />6.
