Rouse <br /> Member of the Common Council <br /> <br /> <br />Mr. Derek Spier, Planner, Abonmarche Consultants, LLC, 750 Lincoln Way East, South <br />Bend, Indiana, made the presentation on behalf of the owner Tampico Developments, <br />LLC. <br /> <br />Mr. Spier advised that Tampico Developments intends to develop 19.9 acres of <br />agricultural farmland into 80 residential lots. The lots will be located within the proposed <br />development called Crescent Oaks, Section 2. The development will include <br />approximately 3,798 linear feet of public streets, a roundabout, a park and common area <br />and the associated public and private utilities. The homes will be built by Weiss Homes <br />and will range in size from 1,200 to 2,300 square feet and will include basements. The <br />estimated average price of a home is $163,000. <br /> <br />A Public Hearing was held on the Resolution at this time. <br /> <br />There being no one present wishing to speak to the Council either in favor of or in <br />opposition to this Resolution, Councilmember Dieter made a motion to adopt this <br />Resolution. Councilmember White seconded the motion which carried and the <br />Resolution was adopted by a roll call vote of eight (8) ayes and one (1) nay <br />(Councilmember Henry Davis.) <br /> <br /> <br />RESOLUTION NO. 3927-08 A RESOLUTION OF THE COMMON <br /> COUNCIL OF THE CITY OF SOUTH <br /> BEND DESIGNATING CERTAIN AREAS <br /> WITHIN THE CITY OF SOUTH BEND, <br /> INDIANA, COMMONLY KNOWN AS <br /> VACANT LAND ADJACENT TO 3305 <br /> LATHROP DRIVE AN ECONOMIC <br /> REVITALIZATION AREA FOR <br /> PURPOSES OF A THREE-YEAR REAL <br /> PROPERTY TAX ABATEMENT FOR <br /> GATEWAY PLAZA REAL ESTATE, LLC <br /> <br />WHEREAS, a petition for real property tax abatement has been filed with the City <br />Clerk for consideration by the Common Council of the City of South Bend, Indiana, <br />requesting that the area commonly known as Vacant Land Adjacent to 3305 Lathrop <br />Drive, South Bend, Indiana, and which is more particularly described as follows: <br /> <br />Lot 2 Total Industries Lathrop St-Minor-04/05 New Replat Trans 14822- <br />2/06/04 <br /> <br />and which has Key Number 25-1010-0409.01 presently at this point and time, be <br />designated as an Economic Revitalization Area under the provisions of Indiana Code § <br />6-1.1-12.1 et seq., and South Bend Municipal Code Sections 2-76 et seq., and; <br /> <br />WHEREAS, the Department of Community and Economic Development has <br />concluded an investigation and prepared a report with information sufficient for the <br />Common Council to determine that the area qualifies as an Economic Revitalization Area <br />under Indiana Code § 6-1.1-12.1, et seq., and South Bend Municipal Code Sections 2-76, <br />et seq., and has further prepared maps and plats showing the boundaries and such other <br />information regarding the area in question as required by law; and <br /> <br />WHEREAS, the Community and Economic Development Committee of the <br />Common Council has reviewed said report and recommended to the Common Council <br />that the area qualifies as an Economic Revitalization Area. <br /> 15 <br /> <br />
