Cleland Homes, Inc. Annexation Area 4 <br />E. Buildings and Land Use <br />There is one house and some older, dilapidated farm buildings in the Annexation Area. The Area <br />is proposed to be developed into single family homes, accessed by dedicated public streets, and <br />serviced by public sewer and water utilities in addition to City fire and police services. <br />F. Zoning & Subdivisions <br />The site is zoned "R" Residential in unincorporated St. Joseph County. It is proposed to be zoned <br />"A" Single Family upon incorporation. <br />G. Population <br />There is no population in the Annexation Area. 140 lots are proposed, resulting in an estimated <br />population of 350 (140 x density of 2.5). <br />H. Tax Rate <br />The tax rates used are those of 2001 payable in 2002. <br />The Township Rate will decrease by $.1908 per $100.00 of assessed valuation with the deletion of <br />the Fire Fighting Fund, the Fire debt Fund and the Cumulative Fire assessments. <br />The tax rate for the Annexation Area will increase by $2.8726 with the addition of the City and <br />Town Rate, the Redevelopment District Rate and the South Bend Transpo Rate. <br />The net increase in property taxes will be $2.6818 per $100.00 of assessed valuation. Table 1 <br />shows representative tax rate information as published by the St. Joseph County Auditor. <br />I.
