STAFF REPORT <br />August 12,1975 <br />2. A. I & M ELECTRIC COMPANY, 0417 -75 <br />EXISTIIG ZONING 01' SURROUNDING PROPERTY - The property on all <br />four sides of this site -is currently zoned "D" <br />Light Industrial. <br />EXISTING LAND USE OF SURROUNDING PROPERTY - The property on <br />all four sides of the site is currently being <br />used for commercial and industrial uses or is <br />vacant land. <br />SITE PLAN -- The site plan proposes to construct a 15 story, <br />225 unit structure for housing the elderly. The <br />building would be constructed under Section 8 of <br />the Federal Rousing Program. <br />ACCESS - Access to the site would be through four points: <br />one on Madison Avenue, two on Niles Avenue, and <br />one on LaSalle Street. No State approvals would <br />be required for these curb cuts; however the City <br />Engineer's approval would be needed. <br />DRAINAGE - No drainage plans have been submitted with this <br />rezoning. City Standards, however, require that <br />all storm water be retained on the site or be <br />diverted into a storm sewer system. This problem <br />nust be solved prior to final site plan approval. <br />PARKING - The site plan as submitted indicates 75 parking <br />spaces to be provided. The South Bend City Zoning <br />Ordinance requires that one parking space be pro- <br />vided for each unit. The petitioners do have some <br />additional land available to provide additional <br />parking spaces, however, they would still be short <br />of the required number. The petitioners have <br />indicated that they crculd go to the Board of Zoning <br />Appeals to seek a variance from the required parking <br />spaces. Any recommendation made by the Area Plan <br />Commission rmst be subject to this variance being <br />granted. <br />
