The project will feature <br />approximately 240 new housing units, including <br />single-family houses, duplex, townhouses, <br />and small-scale apartments, plus commercial <br />spaces near the Portage Avenue-Elwood Avenue <br />intersecƟ on. <br />The new neighborhood will feature community <br />ameniƟ es, including access to the adjacent <br />Muessel Grove Park and Coal Line Trail. <br />The City plans to issue a request for proposals <br />to housing developers in spring 2026, with the <br />project expected to will take several years to <br />complete. <br />Former YMCA Site <br />Former YMCA Site <br />In 2024, the City of South Bend purchased <br />the former YMCA site on Northside <br />Boulevard. DemoliƟ on of the site fi nished <br />in 2025 in preparaƟ on for new housing <br />development. <br />In late 2025, the South Bend Redevelopment <br />Commission approved a plan to sell the <br />approximately 6-acre riverfront property <br />to Century Custom Builders for a proposed <br />development featuring a mix of housing <br />units to include single-family houses, <br />duplexes, townhomes, and small-scale <br />apartments.
