JOSEPH <br />COUNTY <br />CERTIFICATE <br />OF <br />APPROPRIATENESS <br />The Historic Preservation Commission of South Bend and St. <br />Joseph County has approved the following work: <br />1) Replacement of damaged limestone stair tread. Repair to be made in kind with new limestone from <br />Indiana Limestone. <br />2) Grinding, smoothing, and sealing of all limestone stair treads at main entrance (strategy approved and <br />recommended by Indiana Landmarks to retain what is possible after long-standing issues in the entrance <br />area). <br />3) Grinding, sanding and tuckpointing of all limestone cracks and locations where treads meet risers with <br />color matched materials. <br />4) Grinding, repair, and installation of polyurea coating to remedy previously done repairs to concrete slab <br />that were performed incorrectly. <br />5) Replacement in kind of 5 sections of concrete sidewalks along west side of main entrance. Repairs in kind <br />to include a trowel finish concrete. <br />6) Various tuckpointing repairs around main entrance and along stairs to lower patio along the north side of <br />building. Repairs to be done in kind including tinting and finishing in accordance with original installation <br />methods. <br />7) Repairs of various stone caps along north and east sides of building. Grinding, mortar replacement, and <br />sealing to be done as needed. Repairs to be done in kind to preserve original look of exterior as well as <br />prevent further water penetration and damage. <br />8) Repair of column at southwest corner of exterior (just outside sun room). Repair to be made with color <br />matched epoxy including sand to match color and texture. <br />9) Cleaning and sealing of damaged limestone walls underneath overhang for carriage drop. Damage was <br />caused by previous roof leak that was repaired in 2024. <br />10) Repairs as needed stone wall cap along west side of building where railing attaches. Cleaning, crack <br />filling, stone repair, and sealing to be completed to prevent further damages. <br />11) Stone column restoration at northeast corner of property. Loose stone column to be returned to its <br />originally installed location, secured, and cap reinstalled in kind. <br />12) Removal, sand blasting, repair, and powder coating of existing, non historic fire escape landing, staircase, <br />and handrail. Temporary replacement to be built of treated lumber while repairs are being made to the metal <br />items. Regulations pertaining to the Historic <br />Preservation Commission are found in Chapter 21 (Zoning), South Bend Municipal Code <br />and Chapter 26 of the St. Joseph County Code. <br />The issuance of this certificate does NOT in any manner, release the recipient from <br />the responsibility of complying with the requirements of the zoning ordinances, building <br />codes, safety codes, ADA or other requirements of the City of South Bend, the County of <br />St. Joseph, the State of Indiana, or the United States Federal Government. <br />This certificate is good for one year from the date of issuance and is effective from <br />the date entered herein.
