<br />Violation Status Inspector Comment Description <br />Property Maintenance Code Violations <br />Neighborhood Services & Enforcement Inspection Report Inspection Date: May 05, 2025 <br />Structure(s): Commercial Building 212 S MICHIGAN ST, SOUTH BEND, IN 46601 <br />The roof has pockets of standing water and <br />vegetation growing on the roofing materials. <br />The roof also appears to have bags of <br />debris sitting on top of the rubber <br />membrane. <br />REPAIRS NEEDED Section 303.7 Roof and Drainage: The roof and <br />flashing shall be sound, tight and not have <br />defects that admit rain. Roof drainage shall be <br />adequate to prevent dampness or deterioration in <br />the walls or interior portion of the structure. Roof <br />drains, gutters and downspouts shall be <br />maintained in good repair and free from <br />obstructions. Roof water shall not be discharged <br />in a manner that creates a public nuisance. <br />Open junction box above north wall. <br />Exposed and deteriorating plywood in back <br />of the building. <br />REPAIRS NEEDED Section 303.6 Exterior Walls: All exterior walls <br />shall be free from holes, breaks, and loose or <br />rotting materials; and maintained weatherproof <br />and properly surface coated where required to <br />prevent deterioration. <br />Fire escape ladder is rusted and does not <br />appear to be stable. <br />REPAIRS NEEDED Section 303.9 Overhang Extensions: All <br />overhang extensions including, but not limited to <br />canopies, marquees, signs, metal awnings, fire <br />escapes, standpipes, and exhaust ducts shall be <br />maintained in good repair and be properly <br />anchored so as to be kept in a sound condition. <br />When required, all exposed surfaces of metal or <br />wood shall be protected from the elements and <br />against decay or rust by periodic application of <br />weather-coating materials, such as paint or <br />similar surface treatment. <br />Rusted window frames on the north wall. <br />Broken windows on the rear north side of <br />the building. <br />REPAIRS NEEDED Section 303.13 Window, Skylight, and Door <br />Frames: Every window, skylight, door and frame <br />shall be kept in sound condition, good repair and <br />weather tight. <br />Materials would benefit from cleaning and <br />routine maintenance <br />level repairs, and a more in-depth repair or <br />restoration of the first-floor cornice. <br /> <br />There are several cracked panels at the <br />base of the west façade. <br />At the southwest corner there is a missing <br />terracotta pane. <br /> <br />Spalled brick on the north facade. <br />REPAIRS NEEDED Section 303.6 Exterior Walls: All exterior walls <br />shall be free from holes, breaks, and loose or <br />rotting materials; and maintained weatherproof <br />and properly surface coated where required to <br />prevent deterioration. <br />Multiple windows and exterior doors are in a <br />state of disrepair. <br />REPAIRS NEEDED Section 303.13 Window, Skylight, and Door <br />Frames: Every window, skylight, door and frame <br />shall be kept in sound condition, good repair and <br />weather tight. <br />The interior spaces of the building have <br />deteriorated locally due to the ongoing <br />water leaks and compromised roof. <br />REPAIRS NEEDED Section 304.3 Interior Surfaces: All interior <br />surfaces, including windows and doors, shall be <br />maintained in good, clean and sanitary condition. <br />Peeling, chipping, flaking, or abraded paint shall <br />be repaired, removed, or covered.
