Critical Needs Assessment: State Theater – Emergency and Temporary Protections <br /> <br />1. Moisture Control: <br />The building presently has ongoing detrimental moisture infiltration at the roof, with two major <br />areas of concern, where active leaks have led to extensive interior finish damage and flooding. On the <br />north wall towards the west end where a downspout presumably originally was located, prolonged <br />moisture infiltration has caused a localized collapse of the gypsum roof decking opening a large <br />approximately 10’x10’ hole in the portion of the roof along the parapet allowing the elements into the <br />building. This damage has caused extensive plaster damage, and flooding in all the areas below it . The <br />second area of concern is at the low spot of the roof parapet along the south wall where the auditorium <br />and stage support areas meet. This second area also has active moisture infiltration because of missing <br />parapet coping and damaged roofing membrane in this area. Water is entering the building down the face <br />of the masonry wall and is spreading out from there via floors, and interior horizontal surfaces leading to <br />extensive plaster and interior finish damage and flooring of the auditorium floor. <br />Other moisture related issues relate to high levels of humidity due to the building’s high moisture <br />content and lack of HVAC and climate controls, as well as minor leaks at window and door openings.
