Edison Sundown Annexation Area 11 <br /> SECTION IV. LAND USE ANALYSIS & DEVELOPMENT CRITERIA <br /> This proposed annexation will bring two properties into the City of South Bend. The petitioner <br /> proposes utilizing the Annexation Area for warehousing. The Annexation Area is presently <br /> zoned I Industrial District in unincorporated St. Joseph County. Farmland zoned I Industrial in <br /> the City is located to the north and east. To the south, across Edison Road, are residential <br /> dwellings zoned R Single Family District in unincorporated St. Joseph County. To the west, <br /> across the St. Joseph Valley Parkway, is vacant land zoned I Industrial District in <br /> unincorporated St. Joseph County. <br /> According to a preliminary site plan, the petitioner proposes to retain the existing 43,000 <br /> square feet of warehouse space and construct a 13,000 square foot addition. <br /> Any improvements or future changes must meet the City's applicable building, zoning, and <br /> subdivision ordinances. <br />
