21 <br />Land Use & Zoning <br />While exploring opportunities to create a vibrant <br />neighborhood the current and proposed land uses, as <br />well as zoning, for the neighborhood need to be ex- <br />amined. Zoning and land use go hand-in-hand since <br />zoning divides land into districts, or zones, which <br />among other things regulates land use. The location <br />of future zoning districts and their regulations need <br />to support the vision for the neighborhood – a safe, <br />diverse, walkable neighborhood that provides oppor- <br />tunities for people to live, work, shop, eat, play, and <br />thrive. <br />During the charrette process, participants were asked <br />to complete an interactive exercise exploring the <br />future land uses, and ultimately zoning, in the neigh- <br />borhood. Participants worked in small groups, dis- <br />cussing different land uses and how, or if, they might <br />fit into the neighborhood. As part of the conversation, <br />they used a neighborhood map to show where the <br />land uses were appropriate in the neighborhood. <br />The results of the mapping exercise and the concepts <br />discussed by participants were compiled into a single <br />map. The land use exercise results can be found in <br />Appendix 2. <br />The future zoning of the Near Northwest Neighbor- <br />hood should foster the development of amenities that <br />serve the neighborhood; increase housing choice; <br />encourage a mix of uses; and activate key locations. <br />Future land use should look at opportunities for <br />mixed use development at the Portage Avenue node, <br />the Lincoln Way West and Charles Martin Sr. Drive <br />node, and key locations along Michigan and Main <br />Streets. Well designed, properly scaled and integrat- <br />ed infill housing should be allowed to be developed <br />within the neighborhood. Missing middle housing <br />types, such as duplexes, already exist in the neighbor- <br />hood, these and other missing middle types should <br />continue to be allowed to blend in with the surround- <br />ing area.
