74South Bend, INDesign Charrette March 2019Near Northwest Neighborhood Plan© 2019 Opticos Design Inc.Cottage CourtThis building type consists of a series of small, detached structures, providing multiple units arranged to define a shared court that is typically perpendicular to the street. The shared court takes the place of a private rear yard and is an important community-enhancing element. It provides well-designed higher densities appropriately scaled for primarily single-family or medium-density neighborhoods. Duplex: Side-by-SideA small- to medium-sized structure that consists of two dwelling units, one next to the other, both of which face and are entered from the street. It enables appropriately-scaled, well-designed higher densities and is important for providing a broad choice of housing types and promoting walkability.Duplex: StackedA small- to medium-sized structure that consists of two stacked dwelling units, one on top of the other, both of which face and are entered from the street. This type has the appearance of a medium to large single-family home and is appropriately scaled to fit within primarily single-family neighborhoods or medium-density neighborhoods. Buildings are defined first by form, then by function. Small scale buildings have a form similar to that of a single-family house. They are characterized by a small footprint and a height of one to two-and-a-half stories.Types of Buildings: Small Scale
