Welter, an undivided one- <br />half (1/2) interest, Louis B. Sclamberg, an undivided one-fourth (1/4)'y` <br />interest, and Simon W. Sclamberg, an undivided one-fourth (1/4) <br />interest as tenants in Common. <br />of St. Joseph County, in the State of Indiana <br />Convey and Warrant to The City of South Bend, of <br />St. Joseph County, in the State of Indiana, for and in consideration <br />of One Thousand Five Hundred and no/100 ($1,500.00 )Dollars <br />the receipt whereof is hereby acknowledged, the following described Real <br />Estate in St. Joseph County in the State of Indiana, to -wit: <br />A tract of land triangular in shape being a part of that part of <br />Bank Out Lot 104 of the Second Plat of Out Lots of the Town, now City of <br />South Bend, Platted by the State Bank of Indiana and deeded to William J. <br />Welter, an undivided one-half (1/2) interest, Louis B. Sclamberg, an <br />undivided one-fourth (1/4) interest, and Simon W. Sclamberg, an undivided <br />one-fourth (1/4) interest as tenants in common, as recorded in the Office <br />of St. Joseph County Recorder in Deed Record Book 639, Page 96, more <br />particularly described as follows: <br />Beginning at a point on the North Line of Sample Street, said point <br />being 237.59 feet Bast of the intersection of the East Line of Arnold <br />Street and the North Line of said Sample Street; thence East along said <br />North line of Sample Street a distance of 55.25 feet; thence North 7.58 <br />feet; thence Southwesterly 55.77 feet to the point of beginning, tract <br />containing 209.40 square feet (0.00481 acres). <br />Parcel Number 19 as shown on the Construction Plans, Highway Project <br />No. R & S 53, Sample Street, from Chapin Street to Olive Street. <br />The grantor shall clear and convey free of all leases, licenses, or <br />other interests both legal and equitable, and all encumbrances of any <br />kind or character on, in and under said land as conveyed. <br />It is understood between the parties hereto, and their successors in <br />title, and made a covenant herein which shall run with the land, that all <br />lands hereinbefore described (excepting any parcels specifically desig- <br />nated as easements or as temporary rights of way) are conveyed in fee <br />simple and not merely for right of: way purposes, and that no reversionary <br />rights whatsoever are intended to remain in the grantor(s). <br />l <br />;DUI:Y` ! `WREN rQI'. `/ n, <br />uF.
