Councilmember Pfeifer seconded the motion which carried by a <br /> voice vote of eight (8) ayes. <br /> RESOLUTION NO. 3383-04 A RESOLUTION CONFIRMING THE <br /> ADOPTION OF A DECLARATORY <br /> RESOLUTION DESIGNATING CERTAIN <br /> AREAS WITHIN THE CITY OF SOUTH <br /> BEND, INDIANA, COMMONLY KNOWN <br /> AS 5541, 5546, 5554, 5549, 5614, 5615, 5624, <br /> 5623,5704, 5705, 5716, 5724, 5725, 5806, 5809 <br /> DEER HOLLOW DRIVE, 2710, 2716, 2811, 2821, <br /> BLACK TAIL COURT, 2708, 2713, 2716 2721, <br /> 2810, 2811, 2819, 2827, 2835, RED FARM <br /> COURT, 2625 HOLLINGTON WAY AND 2512, <br /> 2515, 2520 2525, 2528, 2605, 2615, 2623, 2631 <br /> RUNNING DEER DRIVE,DEER HOLLOW <br /> SUBDIVISION AS RESIDENTIALLY <br /> DISTRESSED AREAS FOR PURPOSES OF A <br /> FIVE (5) YEAR RESIDENTIAL REAL <br /> PROPERTY TAX ABATEMENT FOR ALWAY <br /> DEVELOPMENT CORPORATION <br /> Mr. Derek Spear, Abonmarche Consultants of Indiana,LLC, 1750 Lincolnway East, <br /> South Bend, Indiana made the presentation for this bill on behalf of Alway Development <br /> Corp. <br /> Mr. Spear advised that the petitioner proposes to develop a new thirty-six (36)home <br /> subdivision. Lot sizes will range from 0.31 acres to 6.06 acres. Approximately twenty <br /> (20) of the homes will be villas, with an average size of 3,000 square feet. The remaining <br /> sixteen (16) conventional homes are expected to average 3,500 square feet. The average <br /> market value of the villa homes is expected to be $300,000 and the average market value <br /> of the larger conventional homes is expected to be $600,000. The total market value for <br /> this new development will be approximately$12,500,000. <br /> A Public Hearing was held on the Resolution at this time. <br /> There being no one present wishing to speak to the Council either in favor of or in <br /> opposition to this Resolution, Councilmember Varner made a motion to adopt this <br /> Resolution. Councilmember Kuspa seconded the motion which carried and the <br /> Resolution was adopted by a roll call vote of eight (8) ayes. <br /> RESOLUTION NO. 3384-04 A RESOLUTION OF THE COMMON COUNCIL <br /> OF THE CITY OF SOUTH BEND <br /> DESIGNATING CERTAIN AREAS WITHIN THE <br /> CITY OF SOUTH BEND, INDIANA, <br /> COMMONLY KNOW AS 225 GARST STREET <br /> AN ECONOMIC REVITALIZATION AREA FOR <br /> PURPOSES OF A FIVE (5) YEAR REAL <br /> PROPERTY TAX ABATEMENT FOR JAMES F. <br /> AND SANDRA M.
