Jefferson South Bend, IN 46601 574-235-7627 www.southbendin.gov/zoning <br />City of South Bend <br />BOARD OF ZONING APPEALS <br />10/5/2021 <br />Honorable Lori Hamann <br />4th Floor, County-City Building <br />South Bend, IN 46601 <br />RE: Special Exception Use at 1710 Turtle Creek LLC Second Version <br />Dear Committee Chair Hamann: <br />The Common Council will hear a petition for a Special Exception for Shared Housing at 1710 Turtle <br />Creek Drive on Monday October 11th. In the initial application, the applicant only indicated the <br />larger Parcel ID however there are three Parcel IDs which make up the current apartment complex <br />at 1710 Turtle Creek Drive. The intent was always to include all three parcels in the application and <br />project. The applicant is now applying for Shared Housing for the smaller two parcels to satisfy legal <br />requirements for correct advertisement of the petition in addition to moving forward with the <br />larger parcel public hearing on Monday October 11th. If you have any questions regarding this, <br />please reach out to our office. <br />Enclosed is an Ordinance for the proposed Special Exception Use at the above referenced location. <br />Please include the attached Ordinance on the Council agenda for first reading at your October 11th <br />Council meeting and set it for public hearing at your November 8th Council meeting. The petition is <br />tentatively scheduled for public hearing at the November 1st South Bend Board of Zoning Appeals <br />meeting. The recommendation of the South Bend Board of Zoning Appeals will be forwarded to the <br />Office of the City Clerk by noon on the day following the public hearing. <br />The petitioner provided the following to describe the proposed project: <br />Proposed redevelopment of 1710 North Turtle Creek Drive (Campus View). The proposed project <br />includes townhouses, three-story garden buildings, three-story wrapped buildings, and a three and <br />a half story parking garage. The project would include a mix of studios, one, two, and four bedroom <br />units.
