Shallow hipped roof with 4/12 slope with wide <br />enclosed eaves and a small, hipped dormer. Wood shingle and stucco with wide clapboard siding. Windows <br />are double hung single pane windows with wood frames, clustered in pairs; with a single leaf glass paneled <br />door. A small garage is at the rear of the property. <br /> <br />ALTERATIONS: COA 2005-0506 allowed for asphalt shingle roof replacement. COA 1997-1812 allowed for the <br />removal of a dead Silver Maple tree and its replacement with a Sugar Maple. COA 1996-0401-2 allowed for <br />extensive landscape improvements. COA 1995-0705-2 allowed for replacement of the concrete sidewalk. COA <br />1995-0705 allowed for replacement of 90’ of wood siding on rear of house. COA 1995-0320-01 allowed for the <br />removal of the wood deck and stairs at the rear of the house and landscaping. COA 1993-1206 allowed for the <br />removal of the two individual garage doors and their replacement with an overhead door. COA 1992-0912 allowed <br />for the replacement of the gutters and downspouts. COA 1987-1110 allowed for porch work. COA 1987-0416 <br />allowed for the construction of a wooden deck at the rear of the property and landscaping. COA 1986-0627 allowed <br />for the installation of a central air conditioning unit at the rear of the house. <br /> <br />APPLICATION ITEMS: “ Deck w/shingled roof.” <br /> <br />DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: <br /> <br />Construct a 11’11” x 12’10” covered deck with gabled roof, with adjacent open decking on south west and <br />south side. <br /> <br />The proposed project is to construct a covered rear porch addition with lower deck areas abutting it. The roof will <br />be gabled, with wood composite materials. The structure has the support of the immediate neighbors and is <br />minimally visible from the street or other thoroughfares. <br /> <br />A previous proposal was referred to the Board of Zoning Appeals because it encroached on the side setback of the <br />property. Most porches have either hip or gabled roofs or are <br />covered by the main roof of the house. <br />Required <br />Existing or original porches, stoops, patios, and steps, including handrails, balusters, columns, brackets, tiles and roof decorations, shall be <br />retained or replaced by replica of the same design and materials when deteriorated beyond repair. Porches and additions reflecting later <br />architectural styles and which are important to the building’s historical integrity, shall be retained. <br />Recommended <br />When enclosing porches for heat conservation or for other reasons, it should be done in a manner that does not alter the architectural or <br />historical character of the building. <br />Prohibited
