EXHIBIT "All <br />A part of the Southeast Quarter of Section 21, Township 37 North, Range 2 East of the Second Principal <br />Meridian, St. Joseph County, Indiana, described as follows: <br />COMMENCING at the Northeast corner of said quarter section, marked by a Harrison Monument; thence South 00 <br />degrees 13 minutes 09 seconds East (grid bearing based upon Indiana State Plane, East Zone, NAD 83) along <br />the east line of said quarter section a distance of 1332.37 feet; thence South 89 degrees 46 minutes 51 <br />seconds West a distance of 625.62 feet to the POINT OF BEGINNING being on the southwesterly limited access <br />right—of—way line of US 31 per Project U-720(10) recorded on March 30, 1963 in Book 636, Page 507 in the Office <br />of the Recorder of St. Joseph County, Indiana; thence South 44 degrees 36 minutes 39 seconds East along said <br />southwesterly limited access right—of—way line a distance of 24.96 feet; thence South 36 degrees 57 minutes 35 <br />seconds West a distance of 65.71 feet; thence North 44 degrees 36 minutes 39 seconds West a distance of 17.03 feet <br />to the west line of the Grantor's land; thence North 00 degrees 16 minutes 04 seconds West along said west line a <br />distance of 82.44 feet to a point on said southwesterly limited access right—of—way line being on a non —tangent <br />curve to the right having a radius of 789.44 feet being subtended by a long chord having a bearing of South 54 <br />degrees 42 minutes 47 seconds East and a chord length of 42.04 feet; thence southeasterly along said curve and along <br />said southwesterly limited access right—of—way line an arc distance of 42,05 feet to the POINT OF BEGINNING, <br />containing 0.064 acres, more or less. <br />As shown on Page 1 of 2. <br />t' <br />ristopher K.
