MEMORANDUM <br />TO: Historic Preservation mml f 5t. Joseph County <br />FM: Kevin Hughes <br />RE: Certificate of Appropriateness for new Garage at 406 Manitou Place in South Bend <br />DA: October 1, 2017 <br />Please see included my Application and supporting documents for a Certificate of Appropriateness for <br />the demolition of our existing 5 stall garage and the construction of a new 2 stall garage on the same <br />site. In addition to the new garage, the stone wall on the north side of the existing garage will be saved <br />and become the facing of the new garage. The following items are attached to this memo: <br />1. Application for a Certificate of Appropriateness <br />2. Hughes Garage Scope of Work as prepared by HomeWorks Construction. <br />3. A Contract for the work to be done <br />4. A survey of the property including the existing garage <br />5. Avariance that has been submitted to allow for a west side existing limited setback to remain in <br />place. <br />6. A copy of an earlier Certificate of Appropriateness approved for just the demolition of the <br />garage. <br />Pending the approval of a Certificate of Appropriateness and the acceptance of a Variance application <br />before the Area Board of Zoning Appeals, construction will begin on or around November 1st of this year. <br />Construction is expected to take 5 weeks <br />My family and I are very excited about the prospect of a new garage. We currently park on our <br />extended driveway. Having our cars out of the weather in the winter will be a real bonus. The overall <br />improvement of our existing property will be a very nice by-product of this project. <br />Should you have any questions in the interim between this submittal and the hearing, please contact me <br />directly at 574-904-4040.
