r <br />.:i <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: l I October 2017 <br />Application Number: 2017-1002E <br />Property Location: 406 Manitou Place <br />Architectural Style/Date/Architect or Builder: Gabcled-ell/1889 <br />Property Owner: Kevin and Miyuki Hughes <br />Landmark or District Designation: Chapin Park Local and National Historic District, Ordinance 49574-05 <br />Rating: Outstanding <br />DESCRIPTION OF STRUCTUREISITE: The l '/ story frame house with limestone facia- has an irregular plan <br />set upon a brick foundation. Roof is a cross gable with moulded cornice at the rake and architectural asphalt <br />shingles. The porch has a gabled entrance vestibule. The windows are I/1 wood doable hung with iron railing on <br />the second floor front and side windows. Some of the windows have aluminum storms ~,while others appear to have <br />original wood storms. <br />ALTERATIONS: Limestone was installed over the wood siding in 1943. The front porch was modified in the <br />1940s from a fall width to its current configuration with a stone wall and patio to the side of the gabled vestibule <br />entrance. Art -lock asphalt shingled roof was replaced with COA42010-0928 with architectural asphalt shingles. <br />The aluminum storm windows and doors are not original to the house. COA#2016-0308 called for the demolition <br />of the existing garage, but was not carried out. <br />APPLICATION ITEMS: Existing 5 stall wood frame garage will be demolished save an approximately 27' stone <br />wall on the north side. Modern 2 stall 27' x 23' garage will be constructed around wall. Scope of work is attached. <br />Variance being required for west side of property. Project duration: 5 weeks from all approvals. <br />DESCRIPTION OF PROPOSED PROJECT: Application is for the demolition of portions of the existing <br />garage, followed by reconstruction. The current garage consists of two conjoined structures with garage bays on <br />both the north and south faces. The western portion has three garage doors facing the southern alley. The eastern <br />portion has two garage doors facing the house and two garage doors facing the alley. <br />'File western 27.9' of the north wall of the existing garage is to be retained for inclusion in the new structure to be <br />built. The proposed garage will have two doors facing to the east. Doors will be as indicated in the attached <br />materials, the applicant's preference is for the depicted type, sans windows. An existing north -facing %vindow will <br />be salvaged and reused in the ne%v structure. The roof will be asphalt shingle (Certainteed Highland Slate) with a <br />"hip style configuration." Exterior siding will be smooth LP Smartside with a 5" lap. The soffit will be a smooth <br />LP Smartside to `'match the home as closely as possible." Aluminum 5" gutters and 3" downspouts will be <br />included.
