All architectural features. i%hich eiec the roof its essential character. <br />shall be retained. including dormer nindo%�s. cupolas. cornices. brackets. chimne►s. cresting and weathtr panes. <br />Recommended <br />The original shape and materials of the roof should be restored. Panicular effort should be made to retain materials such as slate. tilt and <br />other unique materials not commonly found in neN% construction. Roof covering which is deteriorated be.ond repair should be replaced tsith <br />new material that matches as closely: as possible the original in composition. size. shape. color and texture. Clutters and dot+nspouts are often <br />a necessary adjunct in order to prevent deterioration of the stnicture: they should be maintained i%henea cr possible or replaced %%ith a style <br />Comparable and suitable to the architectural period. <br />Prohibited <br />Nothing shall be done to change the essential character of the roof as vie,.ti ed from n street by adding :architectural features or large <br />unsightly fixtures, or by using materials inappropriate to the style of the house. The roof sball not be stripped of architectural <br />features important to its character. <br />Not Recommended <br />&. erhanging cages. soffit. bracket; and gables should not be covered or enclosed when adding siding to a building. <br />E. MECHANICAL <br />The majority of the structures within the district have oil or gas heat. and have brick chimneys through the root. Sonic houses have one or <br />two %Nindon airconditioners. <br />Required <br />Required mechanical systems shall be placed in areas that will result in the least possible alteration of the structural integrity and physical <br />appearance of the building. <br />Recommended <br />Solar collectors and TV dishes should be placed in the rear of the property and shielded by shrubbery and landscaping. Window air <br />conditioners and exhaust fans should be installed at the rear or an inconspicuous side 11indow-. Original lighting fixtures should be <br />utilized whenever possible. <br />Prohibited <br />Holcs shall not he cut through walls or roofs in areas that can be seen frons the street to accommodate air conditioners or other mechanical <br />equipment. <br />Not Recommended <br />Exterior electrical and telephone cables should not be attached to the street clevntions of the building. <br />S'T'AFF RECOMMENDATION: ION: Staff recommends approx-al of the re -roofing (as a routine maintenance <br />exclusion). With consideration and understanding of the Clrrrlfin Park Local Historic Distriel Slanclarrls and <br />Guidelines, staff would recommend approval of the rear -facing solar panels.
