BauerLatoza
STUDIO
541 South Lake Street
Gary, Indiana 46403
Phone 219.938.87821Fax 2 t 9.939.3877
MEMO
Date: Jane 8"', 2007
To: Catherine Hostetler
From: Bill I_atoza
Re: Marquette Primary Center— South Bend, Indiana
Pursuant to our meeting and walk-thru on Friday, May 4"', 1 -ranted to take the opportunity to discuss some of
lny findings and thoughts concerning the above referenced school.
I was pleased to have the opportunity to walk thru the school with you and discuss some of the issues that were
addressed by the teachers and the report that was prepared by Hebard & flebard. I'm in agreement with the
architects that the school is structurally sound and could easily and cost effectively be renovated into a state-of-
the-art facility. The building is in good condition, and is an excellent candidate for renovation.
The current heating system is close to the end of its productive life along with the pneumatic controls. These
items will need to be replaced. The interstitial space between the roof and the second floor would provide the
space necessary to install ducts for a new HVAC system and would provide the school with the type of heating
and cooling they desire. Electrical upgrades for the building should also be done at this time and would not pose
any problems or additional expenses to retrofit.
As we discussed, the windows could either be restored or replaced — the costs being equal and the windows that
we have recently restored on our numerous Chicago Public School projects have shown to be as energy efficient
as new replacement -windows.
Classrooms are adequate, but could simply be reconfigured if the need arose to have larger classrooms. Storage
is always a question in. schools, but by reconfiguring the current classroom storage areas and adding sonic
additional cabinets and closets, the future needs of the teachers could be met.
Based on my -walk-thru - Marquette School could be renovated for far less money than a new school -- and
-would perform as well — if not better than the new school that has recently been constructed. I would be pleased
to come back to South Bend later this month to discuss in greater detail and show drawings that would clearly
show how this could be done. Please let me know when you -would like ine to come down to discuss Marquette
School in greater detail.
I look forward to your response and coming down.
