<br />ALTERATIONS: COA 1991-1202 approved enclosing existing second level balcony to create a laundry room. The "guest
<br />house" was revamped with siding and new door configurations in 1995. COA 2015-0601 approved removal of the aluminum
<br />siding and restoration of wood details and trim, and restoring/replacing the bead board porch ceiling and soffit. COA 2015-0722
<br />approved demolition, rebuilding, and reinstallation of front porch slab and foundation; rebuilding pillar foundations; remove non -
<br />original Porte Cochere and rebuild to historic specifications, and in-kind replacement of asphalt roof shingles.
<br />APPLICATION ITEMS: Replace flat roof of carriage house with Gambrel roof and two dormers on either side. Install
<br />custom-made, historic wood storm windows and storm doors made by Jeff Schoberg. Replace newel posts and rails across the
<br />front porch, Juliette porch, above the sun porch, above the porte cochere, and above the front portico. Newel posts will be built to
<br />original blueprints and balusters will be replicated in profile using original remaining balusters. Newel posts and railings and
<br />balusters will be made of wood.
<br />DESCRIPTION OF PROPOSED PROJECT: Carriage House: Owner proposes to replace the flat roof on the carriage house
<br />at rear of property with gambrel roof with two dormers on each side. Replace existing siding and add siding to new second story
<br />with beveled cedar clapboard in the same style as the house. Windows will be replaced throughout and installed in new second
<br />story with new Marvin 6/6 wood double hung. All trim will be consistent with the house. A second garage door that existed
<br />originally will be reintroduced with a new overhead garage door with divided lights at top. The existing garage door will be
<br />replaced with the same as new. New 9'x12" fluted columns with Scamozzi capitals will be installed to replace existing metal
<br />column. Exterior front door will be replaced with new 6 light door. Storm windows: Schoberg will custom construct storm
<br />windows and storm doors for house. Railings: Replace any missing or non -original railings, newel posts, and balusters with exact
<br />replicas of original using blueprints, salvaged material, and historic photographs as evidence.

<br />III. STRUCTURES
<br />A. ROOFS
<br />Preferred:
<br />Keep the original shape of the roof. Retain the original roofing material. A special effort should be made to do this when the roof
<br />in question is of tile, slate, or some other unique material not usually found today. Preserve or replace all architectural features
<br />which give the roof its character, such as dormer windows, cupolas, cornices, brackets, chimneys, cresting, weathervanes, and
<br />special eaves.
<br />Permitted:
<br />When necessary to replace roofing material, match the original as closely as possible in size, shape and texture.
<br />Prohibited:
<br />Do not add, remove, or alter features which will change its character or the architectural character of the house.
<br />B. WINDOWS AND DOORS
<br />Preferred:
<br />Retain and maintain existing window and doors including sash, lintels, sills, shutters, doors, decorative glass, pediments, hoods,
<br />and hardware. Use canvas awnings, if awnings are used. Install wooden frame storm windows and doors painted to match trim.
<br />Install insulating glass in existing sash. As to Lot 12, metal storm windows and doors which have been coated to match trim and
<br />which are architecturally in good taste with the structure, are preferred.
<br />Permitted:
<br />Replace deteriorated doors, windows, sills, shutters, etc. with materials which match the original as closely as possible. A special
<br />effort should be made to match the size and style of the window and door openings, so that the overall appearance of the structure
<br />is not altered. Install metal storm windows and doors which have been painted, anodized, or coated to match the trim.
<br />Prohibited:
<br />Do not attach or use metal, vinyl or fiber glass awnings nor hoods. Do not attach exterior shutters to a house that did not have
<br />shutters originally unless approved in writing by the Historic Preservation Commission
<br />STAFF RECOMMENDATION: Staff recommends approval.
