St. Joseph County Public Library <br />307 South Michigan Street <br />Page 2 <br />• Extensive spider cracking and spalling of the terra cotta's glaze was observed throughout <br />the fagade <br />Proposed Structural Back-up Support System <br />Two alternatives were developed conceptually to serve as a new structural back-up for the existing <br />east wall and fagade while permitting demolition of the existing structure. Installation of a new <br />structural back-up system would allow demolition of the existing building structure while maintaining <br />the existing east exterior wall and terra cotta fagade in place. <br />Steel Support Structure <br />The fagade back-up steel support structure would be a moment resisting frame composed of ASTM <br />A992 Structural Steel. The steel frame would be constructed inside the existing building to support <br />the east wall prior to demolition of the remaining existing building. The structural steel could be <br />either painted or enclosed with siding to protect it from the weather. The conceptual design of the <br />Steel structure can be found on SK2 in Appendix C. <br />The steel frame support structure has a preliminary estimated cost between $ 325,000.00 and <br />$350,000.00. This estimate includes an allowance for added demolition costs to account for a <br />controlled demolition process of the current building and construction of the new steel backup <br />structure. This cost would be in addition to the current demolition project costs and does not <br />address restoration of the existing fagade. <br />Concrete Support Structure <br />The concrete support structure would be a moment resisting frame of cast -in place concrete. <br />Similar to the steel frame, the concrete frame would be constructed inside the existing building prior <br />to demolition of the existing building. The conceptual design of the concrete structure can be found <br />on SK3 in Appendix D. <br />The concrete frame support structure has a preliminary estimated cost between $ 300,000.00 and <br />$320,000.00. This estimate includes an allowance for added demolition costs to account for a <br />controlled demolition process of the current building and construction of the new concrete backup <br />structure. This cost would be in addition to the current demolition project costs and does not <br />address restoration of the existing fagade. <br />Conclusion <br />In closing, we recommend steps be taken to address the loose tiles noted in the inspection if <br />demolition of the building does not proceed in a timely manner. <br />Feel free to call should there be any questions or to discuss any details further. <br />i <br />Troy A.
