Larry Darling, Senior Project Manager for The Grunwell-Cashero, Co., Inc. of <br />Detroit, MI provided SJCPL with a cost estimate on August 3, 2012 for the de -construction <br />and salvage of the terra cotta faeade at the Avon Theatre. His company's price included all <br />labor, material and equipment to remove all terra cotta units on the Avon faeade, photo - <br />document, inventory, palletize, and move them into a secure storage area selected by the <br />Library. Total cost was estimated to be <br />$69,189.00 <br />This preliminary estimate done in early August 2012 did not include the examination and <br />possible repair of the brick wall that held the terra cotta tiles, nor the costs for re -installing <br />those tiles on the brick wall after it received any needed repairs. Mr. Darling was recently <br />asked to also estimate the costs for repairing the brick wall as needed, repairing, <br />reconditioning, replacing badly damaged tiles, and re -installing the terra cotta tiles on the <br />facade. His most recent proposal, dated September 6, 2012, which also provides much more <br />detail about terra cotta materials and what he discovered in his own inspection of the Avon <br />faeade, developed the following proposed options and estimates of cost for restoring the <br />Avon's facade: <br />Option 1: Remove and salvage all terra cotta veneer units from the faeade: $69,189.00 <br />(This was the original preliminary proposal.) <br />Option 2: Remove and repair as necessary all terra cotta veneer units: $88,690.00 <br />Option 3: Remove and repair as necessary including glaze and spall repairs all terra cotta <br />veneer units: $107,190.00 <br />Option 4: Remove and repair as necessary including glaze and spall repairs and reinstall on <br />existing building sub -structure. Work includes all new steel lintels, framing and <br />anchoring devices, caulking and sealants (Mr. Darling's enclosed report explains <br />the need for anchoring devices): $198,500.00 <br />Add an estimated allowance for repair and reinforcement of masonry sub -structure (brick <br />wall behind the terra cotta) including steel and masonry replacement as required: <br />$120,000.00 <br />Total Cost: $318,500.00 <br />Includes Option 4: $198,500 plus masonry sub -structure allowance of $120,000) <br />Comments about how terra cotta reacts to moisture when it had become seriously fractured <br />or has experienced spalling are included in the most recent proposal. <br />The Grunwell report further states, "wind -driven rain, freezing causing expansion and even <br />the presence of birds can cause unstable units to fall from a faeade." According to the <br />weather records covering the period between the date that the 8.5 lb. block of terra cotta was <br />still in place on the building and the date that it was found on the ground, South Bend <br />experienced a heavy, driving rain with winds of 20 miles per hour on August 20, 2012. <br />Recipient of the 2009 Leighton Award for Nonprofit Excellence <br />www.libraryforlife.org <br />
