This letter is written in opposition to the proposed redevelopment of the property <br />located at the corner of Hillcrest and Angela in South Bend, Indiana. <br />The older structure on this property, the Smith House, a Colonial Revival, was <br />built in 1892. It has an "N" rating, meaning that the property did not quite merit an <br />"outstanding" rating but still is above average in its importance. Further research may <br />reveal that the property is eligible for National Register listing. This property is located <br />within the proposed Northshore Triangle Historic District, which abuts the existing West <br />North Shore Historic District. <br />Many of the homes in this proposed historic district were designed by Ernest <br />Young, a_student of Frank Lloyd Wright. Further research may indicate that the Smith <br />House was also designed by Mr. Young. This property clearly has great historical and <br />architectural relevance and may be suitable for designation. <br />The property is completely surrounded by single family residential zoning. <br />Construction of an intensive multi -family development would have a negative impact <br />upon the historic nature and significance of the neighborhood. <br />For these reasons, the Historic Preservation Commission of South Bend and St. <br />Joseph County is opposed to the redevelopment of this property. <br />
