CONTRACT FOR HOME ADDITION AND REMODELING <br />Elaine and Bobby Meyer -Lee, Homeowners, desire to contract with Tom Morrison (2560 Portage Rd, Niles, MI 49120- <br />8767, 250 - 5810), Contractor, to perform certain work on property located at: 809 Forest Avenue, South Bend, Indiana. <br />1. Job Description <br />The work to be performed under this agreement consists of the following: <br />Supply all material, labor and equipment to build an approximately 283 sq. ft. second -story addition for a master bedroom <br />and closet above an existing one -story family room addition on the rear of the house, and then remodel the adjacent existing <br />bedroom into a master bathroom in accordance with the attached plans and drawings. <br />To do so, Tom Morrison will: Remove the existing roof, rewire the family room below if needed, take off rear siding, <br />remove existing rear window, cut new door into addition, vent existing family room gas -logs fireplace out wall, install 2x10 <br />floor joists & rim joist, glue and screw 1 /4" OSB on joists, build 2x4 walls with 7/16" OSB sheathing, Tyvek house wrap, <br />and 3 new windows to match those below, build ceiling joists and roof rafters (with pitch & overhangs matching existing), <br />with ' /z" OSB sheathing and felt on roof. During the framing, the existing house will be covered with tarp and protected. <br />The exterior will be finished with wood siding and soffits, crown molding, and other trim installed and painted to match <br />existing, gutters & downspouts, ridge vent on roof, and proper ventilation in soffits for attic, fascia covered with aluminum, <br />25 -year roof shingles to match existing. Walls will be insulated with fiberglass batting (rl5), and the attic with blown <br />cellulose (r38), with insulation chutes at the eaves. Ductwork will be extended into the addition for the HVAC, and the <br />addition will be wired with circuits, switches, smoke detectors, and receptacles to code. A laundry chute will be installed in <br />corner of new closet leading into existing bathroom below as per drawing. <br />The interior will be finished with 1/2" drywall on walls and 5/8" on ceiling, glued and screwed with minimal seams and 3 <br />coats of compound, MDF trim to match existing nearby, 2 coats of paint on walls, one on trim, 3 new 4 -panel doors with <br />hardware, wood flooring installed in bedroom and closet, and tile floor installed in bathroom (wood and tile to be chosen <br />and paid for by homeowners). The current bedroom light /ceiling fan fixture will be installed in the new bedroom, and light <br />fixtures and a vented exhaust fan purchased by the owners will be installed in the closet and bathroom. The phone jack will <br />be moved from current bedroom into adjacent new bedroom, and cable TV will be extended into new bedroom from family <br />room below. Basic shelving will be installed in new linen closet, and a shelving /rod system purchased by the homeowners <br />will be installed in the new walk -in closet. <br />In the remodeled bathroom, a new shower will be built with 2 tile walls, tile floor, a glass wall, and a glass door. In <br />addition, the following fixtures that the homeowners purchase will be installed with all necessary plumbing: double -sink <br />vanity with top and mirror, low -flow comfort- height toilet, freestanding whirlpool bathtub, faucets and shower fixtures, <br />bath towel bars. <br />Contractor is responsible for all trash removal, final clean -up, permits, liability and workmen's compensation insurance and <br />all necessary equipment. <br />Additional items that may be added for additional cost as negotiated include: new roof over laundry room, tankless water <br />heater, a wall cabinet in the downstairs bathroom to hold laundry basket at end of chute, and a grey -water recycling unit. <br />2. Payment Terms <br />In exchange for the specified work, homeowner agrees to pay Contractor as follows: <br />$35,650 ($32,550 original bid, plus $2050 for separate shower, $630 for wood floor installation, and $420 for tile floor <br />installation) payable for all labor and materials, in installments by check as follows: $10,000 in advance, $10,000 after <br />the framing and exterior phase is complete (first two paragraphs in clause #1), $10,000 after the interior addition is <br />Ex. & <br />
