In the -living room at the gas log fireplace repointe the fire bricks and install a <br />safety clip on the damper to prevent gas build up. . <br />2. In the kitchen at the exhaust fan glean the grease off the fan motor. <br />3. For the electrical system fix the following: <br />a. In the kitchen install GFCI outlets; <br />b. In the entryway at the east closet replace the pendant light fixture with <br />a ceiling mounted light fixture; <br />c. Install a GFCI outlet in the V2 bathroopi; <br />d. Install a GFCI outlet in the guest bathroom; <br />e. Install a GFCI outlet in the master bathroom; <br />f In the NW 2nd floor bedroom at the north wall change the 3 prong non - <br />grounded outlet back to 2 prong; <br />g In the attic replace the K'& T wiring with Romex wiring, <br />h. Install GFCI• outlets on the house exterior, <br />i. Arid, install a GFCI outlet in the garage. <br />4. In the living room open the paint sealed windows. Throughout the house the <br />windows are paint stuck, have broken sash cords, loose putty and chipping <br />lead based paint. Repair or replace the windows. <br />5. The flat roofs over the familyroom and rear patio door are covered with <br />wood, sheet metal and pipe needles. Also water stains were seen in the family <br />room closet ceilings below. Repay or replace the flat roof surface and water <br />damaged wall and ceiling below. <br />6. The main house roof is cement tile with some old water damage decking <br />below. Arrange for a maintenance contract with a local tile roof specialist to <br />make yearly repairs on the roof. <br />7. In the'Yz bathroom repair or replace the cracked sink. <br />8. The attic only has 1" of insulation. Install 12"s of fiberglass insulation. <br />9. Install roofvents and vent the bathroom exhaust fan to the roof vent. <br />10. In the basement on the floor at the south closet there is 9" x 9" floor tile. Put a <br />heavy coat of wax on the file because these tiles may contain 7-20°lo asbestos. <br />11. In the basement at the rear wall repair the leaning plumbing main waste pipe. <br />12. In the basement at the boiler pipes abate the asbestos thermal insulation. <br />13. The outdoor condenser unit for the downstairs AC system is very old and past <br />its normal service life. Budget for a new AC condenser unit. <br />14. At the soffitt by the chimney.and on the north side of the house repair or <br />replace the rotted soffitt and fascia. <br />15. At the SW comer of the family room repointe the cracked bricks and mortar. <br />16. At the house exterior refasten the loose bars on the windows. <br />17. At the rear shed replace the, rotted wood and treat the shed for active carpenter <br />ant infestation. <br />
