window on the East side of the house. The existing bay has slanted, as opposed to right- <br />angled sides, and the bay shape is carried up the wall to the roofline. Since the proposed <br />Marvin window is available with angled sides, staff recommends that the proposed bay <br />window match the existing in design. <br />The proposed "garden window", or miniature greenhouse proposed for the back wall <br />above the sink is completely modern in style and character, and would project out the <br />back wall about 18" or 19", by 5 feet wide, or about the depth and width of a large filing <br />cabinet. While a freestanding miniature greenhouse could certainly fit the historic <br />character of the district, staff cannot recommend approval of this proposed window unit. <br />Staff recommends instead that a window, or set of windows, reflective of the style of <br />windows used elsewhere in the house is considered. ` <br />In summary, as to item 1, staff recommends approval of the proposed addition, <br />upon condition that (a) the weight of the second story walls be adequately <br />supported, (b) the materials used for walls, trim, roofing, and eaves trough systems <br />be as specified in the Application materials, (c) the depth of the eaves overhang <br />match that of the main house and the front porch, (d) the windows be similar in <br />shape, dimension, and design to the other windows used in the house, and (e), the <br />new hand railing on the proposed new back stoop and steps be wooden, and reflect <br />the architectural style of the house trim and front porch features, and (f) that the <br />existing screen door be retained or replaced at the owners' option. <br />As to items 2,3, and 4, staff recommends approval of the patio move, the new <br />path, and the new lighting, as described in the Application, with the condition that <br />the new lighting be directed in such a fashion as not to disturb or offend the . <br />neighbors. <br />
