Phase One, 1025 Hudson Avenue: <br />1. Remove all aluminum siding and fabricated limestone. <br />2. Remove existing front porch. <br />3. Replace all missing crown moldings above windows and doors. New moldings will be poplar <br />and will resemble original moldings as close as possible. <br />4. Replace trim piece around entire house that separates the 8" and 4" siding. Trim piece will be <br />poplar and will resemble original as close as possible. <br />5. Patch in siding and missing molding around door on north side of house to match front door <br />on house. New siding will be cedar and will match original as close as possible. <br />6. Replace three missing roof braces, two on the East Side of house and one on West Side of <br />house. New braces will be poplar and will match existing (original) roof braces as close as <br />possible. <br />7. Replace rotting fascia board on shed dormer on north side of home. Material will be poplar. <br />8. Prep and paint entire home. <br />9. Build new open -air pergola to replace front porch. Plans per Kit Architecture, derived from <br />photographs provided by previous owner. Material will be cedar. <br />10. Build new pergola over side door on West Side of home per plans from Kil Architecture. <br />Material will be cedar. <br />11. Replace all existing aluminum storm and screen windows with full -length screens and storms <br />constructed from cedar to match originals on home, per photos, as close as possible. <br />Phase Two, 1025 Hudson Avenue: <br />1. Build small addition on north side of home, southwest corner, to allow roofline to be brought <br />down symmetrically to provide foundation support for extension of shed dormer. This small <br />addition will serve as an outside utility area. <br />2. Extend the shed dormer on the north side of the home to become a sleeping pore. The <br />existing three double -hung windows will be removed and will be replaced with double french- <br />glass doors. <br />3. The two double -hung windows on the first floor, east side, northeast comer will be removed <br />and replaced with wood awning windows (half the size of the double -hung) to allow for more <br />privacy and promote better fiuniture placement of the interior room. <br />4. Remove the single double hung window on the north side of the home, northeast comer, and <br />replace with a "bump -out' which will contain two double -hung windows. This addition will <br />be similar to the "bump- outs" found on both the east and west sides of the home. The interior <br />of the bump -out will contain built -in drawers and a window seat. <br />5. Remove existing small double -hung (vinyl) window in middle of first floor, north side and <br />replace with 24 ", fir, french -glass door. This will lead directly into bathroom — thus ending <br />the constant trail of dirt through the house on gardening days. <br />6. Build small recessed deck in recessed area on north side of home between existing first floor <br />bedroom and new addition of utility closet (see #1). <br />7. Build small pergola, cedar, extending from recessed area on north side of home to resemble <br />pergolas over the doors on the south and west sides of the home. <br />
