2. Build the following new things: <br />i. New pergola over west side door, <br />ii. Small addition on north (back) of house, and extend the shed dormer to expand small <br />room there into a sleeping porch. Replace three double hung windows with double <br />French doors for upstairs sleeping porch. <br />iii. Reconfigure first floor northeast corner bedroom/study by reducing the size of the <br />windows facing east into the neighbor's house, and doubling the size of the windows <br />facing north, into the back yard. East facing paired double hung windows would be <br />reduced to a pair of awning windows, and the single double hung window facing north <br />would be replaced by paired double hung windows, set into a new proposed bump -out. <br />iv. Remove existing small vinyl double hung lavatory window and replace it with a door, <br />proposed to be 24" wide, wood & French glass. <br />V. Build small recess deck or porch in recessed area in back of the house next to proposed <br />addition, and cover it, along with the back kitchen door and the lavatory door with a <br />new cedar pergola similar to the pergolas proposed over the front and side doors. <br />vi. Install copper half -round gutters. <br />RECOMMENDATION <br />First, regarding the proposed restoration of lost features: The work proposed for this house is, beyond <br />question, the second best news we have received all month. The restoration of the artistic and <br />architectural detail on the front of this house will raise the character of the entire streetscape. <br />Occasionally we receive applications from homeowners who seek to uncover interesting original details <br />that had been covered by aluminum. Rarely do we see the restoration of detail that had been covered in <br />fabricated stone, and still more rarely do we hear from a homeowner with the vision to research and <br />restore features that had been completely obliterated. <br />Second, regarding the proposed additions: You will note from the history of this house, and you can tell <br />from its orientation on its site, that it was built with the idea that its better and more private views would <br />be to the east. Clearly, that is no longer the case, with a large house just a few feet away to the east. The <br />proposed alterations to the first floor windows would essentially move the large bedroom windows from <br />the east to the north, and the proposed additions to the rear of the house will serve to restore to the home <br />the use of the sleeping porch accommodations which originally faced east, and which also should now <br />face north instead. <br />The proposed changes to the lavatory and back door and porch configuration will accommodate the <br />owner's taste for gardening and back yard entertaining, increase the value of the house, and are not <br />inconsistent with historic design and use. <br />Staff recommends approval of all items in the owner's application, including restoration of lost <br />architectural detail, and proposed back and west side additions, as listed above. <br />
