Je <br />April 3, 1991 <br />STAFF <br />REPORT <br />Marzy <br />J. Bauer <br />1426 <br />E .' Wayne <br />South <br />Bend, IN 46615 <br />PROPOSAL <br />Owner has submitted a request for variance of part II of a C of A <br />reviewed and approved by the Historic Preservation Commission in <br />January of this year. The owner wishes to install four skylights <br />on the west side of the gable roof as per the attached <br />specifications and drawings instead of the approved dormers. <br />STANDARDS <br />II. A. BuAId ng_.,_Materials. <br />1) Required <br />Original exterior building materials shall be retained. <br />B. Roofs and Roofing <br />1) Regg - i_ red <br />. <br />The existing shape and materials of the roof shall be <br />retained. <br />3) Prohibited, <br />Nothing shall be done to change the essential character <br />of the roof as viewed from the thoroughfare by adding <br />architectural features, large, unsightly fixtures, or <br />by using roofing materials inappropriate to the style <br />of the house. <br />RECOMMENDATIONS <br />The owner has received cost estimates from several contractors <br />regarding the installation of dormers on the roof's west - facing <br />slope and has found it cost prohibitive to carry out the project. <br />The staff appreciates the owner's need for natural light and <br />ventilation in their newly finished attic space; skylights can be <br />installed in such a way that they are not unsightly and do not <br />detract from the aesthetic integrity of the structure or the <br />district environment. The staff recommends that the Commission <br />consider the submitted design and propose alternatives if <br />necessary. <br />
