,4_ ` <br />April 3, 1991 <br />STAFF _REPORT <br />Steven Norton <br />1209 E. Wayne North <br />South Bend, IN 46615 <br />PROPOSAL, <br />Replace existing metal shed in north -east corner of the property <br />with either of two prefabricated 8X10, wood composition, gambrel- - <br />roofed sheds as per attached specifications. The new shed will <br />be identically situated as the current shed on an existing <br />concrete slab. <br />STANDARDS <br />III. C. Accessory Buildings <br />1) Required <br />Accessory buildings shall be located at the rear of <br />residences and as unobtrusively as possible while <br />preserving the historical relationships between the <br />building, landscape features, and open spaces. <br />Proportions and materials shall conform to those <br />required for New Construction (see A -1 and B -1). <br />2) Recommended <br />Accessory building designs should be compatible in <br />character and mood to the residences and neighborhood. <br />3) Proh_i_bited <br />Pre- fabricated, metal sheds may not be used. <br />4) Not Recommended <br />Pre - fabricated wood composition sheds should not be <br />used unless they conform to all other standards. <br />RECOMMENDATIONS_ <br />The existing metal shed is in deteriorated condition and has no <br />historical or architectural significance. As installation of <br />metal sheds is prohibited by the district standards, the removal <br />of this unit is favorable. The owner of the property has <br />proposed two replacement units which are relatively compatible to <br />the fabric of the East Wayne historic district. Although they <br />are pre - fabricated wood composition sheds, which the district <br />standards suggest should not be used, the proposed units appear <br />to conform to all other standards. <br />
