Wayne 5t. <br />c/o Family and Children's Center <br />1411 Lincolnway West <br />Mishawaka, IN 46544 <br />{ <br />PROPOSAL <br />Repair front porch as follows= <br />1) Replace tongue and groove flooring with five - quarter bullnose <br />flooring. <br />2) Pour cement pads under 4X4 supports. Pads will be 3 ft. deep <br />and 1 ft. wide. <br />3) Use 4X4 supports under flooring. <br />4) Replace damaged spindles. <br />STANDARDS <br />Group B Standards= <br />B. Treatment <br />..... _......... ... _ ................. _..... <br />Treatment shall be defined as any change of surface <br />materials that will not alter the style or original <br />form ... and may involve a change that can potentially <br />enhance or detract from the character of the landmark. <br />The Commission should review the proposed treatment for <br />character and style consistency with the original <br />surface. <br />C. Renovation and Addi_t <br />1. Structure - Necessary structural improvements, where <br />safety demands should be accomplished in such a way as <br />to cause minimal visual change to the original style <br />and construction. <br />2. Con st ruction a.nd_..Style - All work should be done in <br />the architectural style and in a technique compatible <br />with that of the original structure. <br />3. Mater..ial_s - Additions and improvements involving any <br />new material in the landmark should be of the same <br />material as the original. It should the same size and <br />texture. <br />RECOMMENDA TI ONS <br />A site inspection by the staff revealed that the porch floor <br />appears to be in fair to good condition. The staff recommends <br />that the Commission carefully review the plans for the <br />reconstruction of the porch flooring and structural system to <br />determine its viability. The spindles, if in -kind replacements, <br />should be approved. <br />
