AP4P�NDIX "B" <br />• <br />Dear Jeff: <br />The HPC would like to commend you on your restoration work on your house at 1312 LWE <br />which is in excellent condition compared to its previous state. It is because of the <br />extent of this work that the house was recently able to be reevaluated and rated on <br />the survey when previously it had not been. <br />The rating is based on several factors: architectural style, age, condition, integrity, <br />site, and historical significance and only the exterior of the building is taken into <br />account (although we recognize that you have done a fine job on the interior as well). <br />The recent reevaluation (from unrated to C/9) was because the house was restored to <br />some of its original detail and because it contributes to the continuity and density <br />of the historic neighborhood. It is, however, a style common to the South Bend area <br />for thb turn of the century. <br />In order for the house to be rated a C/10, the porch would need to be appropriately <br />restored. At the present time, the porch posts are too narrow for the scale of the <br />rest of the porch, the balustersare farther apart than they would have been originally, <br />and the latticework of the foundation is not framed in as it would have been. In <br />addition, the porch posts probably would have had simple capitals at the top (see <br />drawing, part a) and pedestals (part b) at the bottom. See the <br />enclosed information for further ideas and call the Commission <br />office if you have questions. <br />A rating higher than a 10 would not be possible unless further <br />historical documentation is uncovered. Such evidence could <br />include association with individuals important to the history <br />of South Bend, the state, or the country, or association with `3 <br />an important historic event. <br />/.I <br />Thank you for you inquiry.
