Thank you. <br /> Mr. Danch stated, Again, the McKinley site is under county's jurisdiction. When that was <br /> approved,there were different guidelines for that. That is a more intense use than what is going on <br /> here. The height of the piles allowed in Osceola are taller than what is allowed for in the City of <br /> South Bend. We did that specifically. The building in front is eighteen(18)to twenty(20)feet tall. <br /> The piles behind the building are, at least, another hundred (100) feet behind. The gentlemen <br /> stating it is within fifty(50) feet of a residential area, that is not correct. If you take a look at the <br /> site plan, I want Council to understand,the closest residence to any of those are over four hundred <br /> (400) feet, not fifty(50) feet. We didn't ask for any variances of where those storage piles can be. <br /> So, they actually are exceeding the City's standards for storage areas. Between that and where the <br /> residential property is, there is no variance for that. The building itself will also mitigate that. A <br /> residential house that sits over three hundred(300) feet away is not going to see the top or the peak <br /> from behind the building because of where the location of the storage materials is. <br /> Councilmember Regina Williams-Preston asked, As far back as those piles are, do you anticipate <br /> being able to see them from Sample Street? <br /> Mr. Danch replied,No, I don't anticipate that at all because of the existing building and the traffic <br /> that goes by on Sample Street. You would not see it unless you look down the driveway. Behind <br /> that,there will be a ten(10) foot solid screening fence between us and any adjacent property to the <br /> west and to the east. <br /> Committee Chair Davis asked, Attorney, what is our timeframe on this? <br /> Council Attorney Palmer stated, The final date for voting would be our next meeting. <br /> Committeemember Broden stated, Before I consider a vote, I would like a really clear <br /> understanding of the site lines. If I heard the rebuttal correctly, eighteen (18) to twenty (20) foot <br /> front building, the pile is one hundred (100) feet back from that, and then is it specifically <br /> committed to that you will not exceed thirty(30) feet in height? <br /> Mr. Danch replied, Yes. <br /> Committeemember Broden asked, Ok, what is allowed though? <br /> Mr. Danch replied, If I remember,under the zoning ordinance,anything within range of residential, <br /> can't be above the screening fence. So, that three hundred (300) foot range we were talking about <br /> behind the building,that is where the piles are limited to. So,if someone was doing storage within <br /> three hundred (300) feet of a residential property, they are limited to the height of the screening <br /> fence, which would be ten(10) feet.
