I. Prevention of S eculation: Purchase contracts will <br />provide that the re eve oper agree that his purchase <br />of the property is for the purpose of redevelopment <br />and not for land speculation. Prior to the com- <br />pletion of his redevelopment project, the redeveloper <br />may not sell, lease, or otherwise transfer such <br />land (or improvements) without the prior written <br />consent of the City of South Bend, Department of <br />Redevelopment. <br />J. Adequacy of Zoning and Other Codes and <br />Regulations to Protect Protect Area. <br />As explained above, the new land uses in the project <br />area will be subject to the established provisions <br />of the South Bend Zoning Ordinance. All such uses <br />will also be subject to the requirements of the <br />Building Code and similar regulations. These codes <br />and regulations in conjunction with the land use <br />provisions, building requirements and restrictions <br />as well as the design and development objectives <br />established. by the Plan will adequately protect <br />the Development Area. <br />K. Signs <br />All proposals for signs within the Development Area <br />shall be reviewed by the Committee and evaluated <br />as to their keeping with the standards established <br />in the Design Guidelines. <br />-12- 10/3/80 <br />
