KENDALL <br />EXECUTIVE DIRECTOR <br />TAX ABATEMENT REPORT <br />TO: SOUTH BEND COMMON COUNCIL <br />FROM: SHARON TERRELL~ <br />SUBJECT: PERSONAL PROPERTY TAX ABATEMENT PETITION FOR: <br />PEI-GENESIS, INC., 4747 WEST CLEVELAND RD, SOUTH BEND <br />DATE: June 19, 2006 <br />On June 8, 2006, a petition for personal property tax abatement consideration for property located at 4747 <br />West Cleveland Road, South Bend, was filed with the City Clerk PEI-Genesis, Inc. Pursuant to Chapter 2, <br />Article 6, Section 2-77 of the Municipal Code of the City of South Bend, this petition was referred to the <br />Department of Community and Economic Development for purposes of investigation and preparation of a <br />report determining whether the area qualifies as an Economic Revitalization Area pursuant to <br />I.C.6-1.1-12.1 and whether all zoning requirements have been met. <br />The Department of Community and Economic Development has reviewed the petition (a copy of which is <br />attached), investigated the area, and makes the following report. <br />PROJECT SUMMARY <br />Tuliptree Associates, LLC is in the process of acquiring 20 acres of land in South Bend to build a new <br />manufacturing facility. The initial facility will be approximately 142,400 square feet; however, the site <br />will support a facility in excess of 350,000 square feet and the building is being designed to accommodate <br />phased expansion. The facility will be leased to PEI-Genesis. As the new facility will be twice the size of <br />PEI's existing facility, new equipment will need to be purchasing including: conveyors, glue machines, <br />insertion machines, rackers, loaders, ovens, test equipment, automatic baggers, mold machines and tools, <br />numerous other tools and equipment, as well as logistical distribution equipment and information <br />technology equipment. <br />COMMUNITY DEVELOPMENT ECONOMIC DEVELOPMENT FINANCIAL HC PROGRAM <br />PAMELA C.
