� ` , <br /> �.� � �� 1�� � 3 -c1 � <br /> � ORDINANCE NO. <br /> AN ORDINANCE AMENDING THE ZONING ORDINANCE FOR PROPERTY LOCATED AT <br /> _ _ <br /> 1145 NORTHSIDE BOULEVARD,947 LOUISE STREET,AND A VACANT PARCEL LOCATED <br /> TO THE NORTA OF 1145 NORTHSIDE BOULEVARD AND TO THE WEST OF 947 LOUISE <br /> STREET COUNCILMAIVIC DISTRICT 3 IN THE CITY OF SOUTH BEND,INDIANA <br /> STATEMENT OF PURPOSE AND INTENT <br /> The current zoning of 1145 Northside Boulevard is Light Industrial and the requested change is to <br /> Community Business to allow for a reception hall. <br /> The current zoning of 947 Louise Street is Light Industrial and the requested change is to Mixed Use <br /> to make it consistent with the YMCA's other adjacent properties. <br /> The current zoning of the parcel to the north of 1145 Northside Boulevard and west of 947 Louise <br /> Street is Mixed Use and the requested change is to Community Business to allow for a reception hali <br /> (a special use for Outdoor Recreational Uses is also being applied for on this parcel). <br /> NOW THEREFORE BE IT ORDAINED by the Common Council of the City of South Bend, <br /> Indiana as follows: <br /> SECTION 1. Ordinance No. 9495-04, is amended, which ordinance is commonly lrnown as the Zoning <br /> Ordinance of the City of South Bend, Indiana, be and the same hereby is amended in order that the zoning <br /> classification of the following described real estate located at 1145 Northside Boulevard in the City of South <br /> Bend, St.Joseph County, State of Indiana: <br /> PARCEL I: A part of the Northwest Fractional Quarter of Section 18, Township 37 North,Range <br /> 3 East,which part is bounded by a line running as follows: Beginning at a point on the <br /> Northeasterly line of North Side Boulevazd in the City of South Bend,46.9 feet Southeasterly from <br /> the point of intersection of the said Northeasterly line with the Southeasterly line of the right of <br /> way of the Grand Tnuik Western Railway, said point of beginning being at the intersection of said <br /> Northeasterly line of North Side Boulevard with the Southerly line of proposed Ruskin Street; <br /> thence Southeasterly along the said Northeasterly line of said Boulevazd, 50.35 feet to an angle in <br /> said Boulevard;thence continuing Southeasterly along said Northeasterly line of said Boulevard, <br /> 178.10 feet to another angle in said line; thence continuing Southeasterly along said Northeasterly <br /> line of said Boulevazd, 63.79 feet to an iron stake;thence Northeasterly along a line which forms <br /> an angle of 89°11'with the Northeasterly line of said Boulevard,202.2 feet to an iron stake;thence <br /> Northerly along a line which forms an angle with said Southerly line of proposed Ruskin Street of � <br /> 90°, a distance of 78 feet to the said Southerly line of proposed Ruskin Street;thence Westerly <br /> along said Southerly line of said proposed Ruskin Street, 325.82,feet to the place of beginning, now <br /> within and a part of the City of South Bend. , <br /> PARCEL II: A tract of Iand located in the Northwest Quarter of Section 18, Township 37 North, <br /> Range 3 East,in the City of South Bend,described as follows: Starting at a point on the West line <br /> of Louise Street,which is 550.3 feet South of the Southerly line of Mishawaka Avenue, said point <br />
