South Bend Redevelopment Commission
Regular Meeting—June 14, 2011
6. NEW BUSINESS (CONT.)
C. South Bend Central Development Area
(1) continued...
built all six at once, so that site will be
developed three times faster than expected,
with very positive feedback from the
community. Mr. Matthews would like to
repeat the process again and try to develop a
market for denser living in downtown South
Bend. He is aware of the city's intent to
develop housing at the former Transpo site
on Northside Blvd. He said there's not a
market in the area for anything other than
single family detached homes. He would
like to provide an urban housing option for
people in the area and increase demand for
urban housing. He's gotten a lot of positive
feedback on the East Bank Townhomes.
Some people have said they moved here
three or four years ago and there weren't any
urban condos available, so they bought
single-family homes in and around South
Bend. By doing these projects, he would like
to show that there is demand and a market for
denser housing. Then, perhaps, the Transpo
site and other East Bank infill could be
developed as condos, resulting in more
people living downtown.
Mr. Matthews noted that he's proposing to
construct ten townhomes, each with two car
garages, and two parking spaces outside.
The northern-most lot on the corner of
Washington and Niles will be reserved for
future commercial use, as will be the
triangular-shaped piece on the south corner
of Niles and Jefferson. Mr. Matthews
doesn't believe there is much demand for
commercial buildings in the area at this time.
He will landscape the lot to the south as a
23
