(APPRAISALS, SAMPLE -
LINCOLNWAY - AREA 6)
f. Staff report on counter offer from Allied
Products in the Sample -Ewing Development
Area.
Mrs. Kolata reported that on August 3, 2001 the
Redevelopment Commission sent a purchase
offer to Allied Products for properties at 601
West Broadway and 701 South Chapin in the
amount of $10. The Redevelopment
Commission has received a counter offer from
Allied's attorney which excludes one portion of
the property at 701 S. Chapin, namely the office
building that was formerly leased to the State of
Indiana for the Welfare Department. Allied's
counter offer stated that they would be willing
to sell the property in exchange for forgiveness
of all real and personal property taxes on the
two properties. They have also requested that
the Redevelopment Commission indemnify
Allied Products for any environmental
conditions that may be found on the site, and
there are a number of other items related to
closing costs and they have asked that the
Commission pay all those items. The staff
recommends that the Commission reject this
counter offer, due to it being for in excess of
what we believe the property is worth.
12
