South Bend Redevelopment Commission
Regular Meeting —June 14, 2011
reclaiming the building. Ms. King confirmed
his understanding. Mr. Relos agreed that that
should be a concern and asked counsel for
Mavcon to respond.
Mr. Dally said they've not put out a lot of
proposals, hoping they'll get one or two
accepted. They've already spent countless
hours analyzing whether they want to
participate in redeveloping this project in
South Bend. The more time they've spent,
the more excited they become. They like
South Bend as a city and believe it's a place
they'd like to invest their money. As a
company, you wouldn't have lots of this type
of project going on at one time. You have
one or two, and you give them your full
concentration. Mavcon intends to make
monthly reports to staff on the progress of its
analysis. The city will know if, and as soon
as, Mavcon begins to have any doubt about
its interest in the project. By the time we
close on the property, we'll know we can and
will complete it.
Mr. Dally showed some slides of other
projects Mavcon has done. Metropolitan
Center has had a lot of different challenges.
They put in a lot of unique features on that
property, ones that most developers would
see as roadblocks. Mavcon believes there's
always a solution, if you've got a team that
works with you. Many of the things needed
in renovation are not available to buy.
Mavcon manufactures those things itself. It
is a problem solving company.
Mr. Dally also said that all of their projects
have a lot of pride; Mavcon intends to own
them for 20 years. They intend to make the
LaSalle Hotel a LEED certified project.
27
