South Bend Central Development Area <br /> (4) continued... <br /> Upon a motion by Ms. King, seconded by COMMISSION APPROVED RESOLUTION No.2856 <br /> Mr. Downes and unanimously carried, the APPROVING THE FAIR MARKET VALUE OF <br /> Commission approved Resolution NO. 2856 PROPERTY IN THE SOUTH BEND CENTRAL <br /> DEVELOPMENT AREA.(11T SOURCE <br /> approving the fair market value of property DEVELOPMENT PARCEL, 122 SOUTH NILES <br /> in the South Bend Central Development AVENUE) <br /> Area. (1st Source development parcel, 122 <br /> South Niles Avenue) <br /> (5) Bid Specifications and Design <br /> Considerations for disposition of the 1st <br /> Source development parcel, 122 South <br /> Niles Avenue. <br /> Mr. Sikora noted the Proposal Documents <br /> include the Bid Specifications and Design <br /> Considerations for the reuse of 122 S. Niles. <br /> Those specifications include: (1)that bids <br /> must meet the offering price of$339,500; (2) <br /> that the proposal may be for commercial- <br /> retail, commercial-office or mixed uses that <br /> are permitted within the CBD zoning <br /> designation; (3) that proposals must include a <br /> basic reuse plan for the site and a project <br /> timeline. Strong emphasis will be place on <br /> compatibility with the goals and objectives of <br /> the South Bend Central Development Area <br /> Development Plan. (4)that all proposals <br /> must be compatible with the design <br /> guidelines and development standards <br /> outlined in the Design Guidelines for the <br /> South Bend Central Development Area. <br /> Upon a motion by Mr. Downes, seconded by COMMISSION APPROVED THE BID <br /> Ms. King and unanimously carried the SPECIFICATIONS AND DESIGN CONSIDERATIONS <br /> Commission approved the Bid Specifications FOR DISPOSITION OF THE 11T SOURCE <br /> DEVELOPMENT PARCEL, 122 SOUTH NILES <br /> and Design Considerations for disposition of AVENUE <br /> 8 <br />
