applicable to the Real Estate as well as any rules and regulations promulgated, administered or <br />enforced by any governmental agency or authority pursuant thereto including any subsequent <br />amendments thereof. <br />19. BROKERS. Company represents and warrants that it has not dealt with any <br />broker or agent in any negotiations for or the obtaining of this Lease, and Company agrees to <br />indemnify and hold Commission harmless from any and all costs or liability, including <br />attorneys' fees, for compensation claimed by any broker or agent claiming to have been engaged <br />by it in connection with this Lease. <br />20. MISCELLANEOUS. <br />A. The invalidity of any provision, clause, or phrase will not serve to render the <br />balance of this Lease ineffective or void. <br />B. This Lease shall be binding upon and inure to the benefit of the respective parties <br />hereto, their heirs, executors, administrators, devisees, successors, and assigns. Any reference to <br />the Company or Commission shall, for the purpose of determining liability for property damage, <br />personal injury, and the like, be deemed to include the Company, the Commission, his or her <br />respective agents, employees, servants, partners, independent contractors, licensees, invitees, <br />guests or visitors. <br />C. This Lease supersedes and cancels all prior negotiations and agreements <br />whatsoever, and this Lease shall be amended only upon the joint written agreement of the <br />parties. However, this Lease is subject to the terms and conditions of the Contract for Purchase <br />of Real Estate, which is attached hereto as Exhibit "B ".
