(H) Commercial/mixed-use buildings must maintain a minimum commercial <br /> facade height for the first floor retail of fifteen feet (15'). Floors above <br /> grade level retail should generally be massed and scaled to maintain a <br /> twelve foot (12') floor-to-floor height. <br /> (1) Minor green buffer setbacks and landscape opportunities are appropriate <br /> for commercial/mixed-use buildings as part of an overall development. <br /> (J) Gaps between buildings that interrupt the streetwall are strongly <br /> discouraged except for pedestrian pathways and service alleys within long <br /> blocks. Such paths should link the primary streets to parking areas and <br /> public spaces located behind buildings, and be no greater than fifteen feet <br /> (15') wide. <br /> (K) The number of spatial gaps created in the streetwall by parking, delivery <br /> access, or other non-pedestrian areas should be limited or eliminated. <br /> (L) Free-standing, single-story commercial or "outlot" buildings are <br /> prohibited. If a freestanding, single-story commercial building is <br /> permitted through the variance process, the building must have high <br /> ceilings that create a greater feeling of enclosure along the street. Any <br /> single-story commercial/mixed-use building must be at least twenty-two <br /> feet (22') in height. <br /> (M) Any free-standing, single-story commercial buildings should be placed as <br /> close to streets or other retail buildings as feasible. Pedestrians should be <br /> able to easily travel between buildings within the Mixed Use zoned area <br /> on clearly defined pedestrian paths, not parking lots or driveways. <br /> (N) All sides of any free-standing single-user "outlot" retail buildings must be <br /> designed and detailed to the same level with similar materials and details. <br /> (0) Large, multi-tenant commercial or mixed-use buildings must incorporate <br /> roof forms, articulation, and facades to accentuate a smaller unit/building <br /> massing similar to the character of the surrounding NNDA. <br /> (P) Multi-story mixed-use buildings must not have a continuous uninterrupted <br /> facade greater than sixty feet (60') in height or length. <br /> (Q) Above first-floor retail, multi-story mixed-use buildings should be stepped <br /> back where appropriate to provide interest and avoid monotony in the <br /> streetwall. <br /> (R) Upper floor residential/office uses are required to provide facade or roof <br /> form articulation along with building fenestration changes to accentuate <br /> the mixed-use character of the building. <br /> 25 <br />
